The 301 First Avenue Residence Hall is the full-building rehab and renovation of former Mount Sinai staff housing into a sustainable and vibrant student housing building. SLCE worked with The New School and GFP Real Estate Partners to maximize the housing potential of the existing building, while maintaining interactive, collaborative, and social common spaces that adhere to brand standards and Identity for The New School.

Situated in the Gramercy Park neighborhood of Manhattan, the suites offer single, double, and triple occupancy for 631 residents. Amenities include music practice rooms, an art studio, resident lounges on each floor, bicycle storage space, a grab-and-go dining facility, and an on-site laundry room. 301 First Avenue is located on East 17th Street and a brief walk from Stuyvesant Square, a park straddling Second Avenue and extending from 17th Street to 15th Street. Other notable features of the residence hall are its proximity to the East River Bikeway and public transportation, shopping, and dining.
