586,000 sq. ft., Two Towers 17-25 Stories, 439 Units

Situated in the heart of downtown Yonkers, Sawyer Place offers luxury living a mere 30 minutes from Manhattan. As part of a 586,000-square-foot mixed-use development it features residential units, retail, and parking. The two residential towers, at 25 stories and 17 stories respectively, feature 438 apartments. The commercial and retail components, along with a parking garage, are contained on the lowest three levels across the site. The development offers a variety of amenities, most prominent among them the 18,000-square-foot landscaped roof terrace that offers stunning views of the Hudson River and The Palisades in the distance. Other highlights include attended lobby and concierge services, a resident lounge, fitness center, a private dining and conference room, on-site laundry, and bicycle storage.

The two residential towers were constructed using cast-in-place concrete with an exterior envelope built of light-gauge metal framing with brick veneer and window walls. The two-story retail portion facing the Saw Mill River along Nepperhan Street is of composite deck construction on a steel frame, featuring a full-height curtain-wall storefront. The foundation for the entire site is a pile and mat slab design, which was required due to the high water table and complex soil configuration.

The building is developed in compliance with the Yonkers Green Development guidelines and has many sustainable features throughout, including high-efficiency boilers, energy recovery units for heating and cooling, eco-friendly finishes, and energy-efficient fixtures and appliances. The heating and cooling for the units is achieved with heat pumps off of a central plant located on the building roof.
