Van Dyke III
Van Dyke III (formerly Dumont Commons) is a distinctive mixed-use affordable housing development situated within the Van Dyke Houses campus in Brooklyn’s Brownsville neighborhood. At 12 stories and 205,500 square feet, the building is comprised of 188 apartments.
The building also features a series of community facility spaces at the ground floor, making up 18,000 square feet of the total building area. This space provides a vital component to both the building tenants and the existing neighborhood residents in the form of an early childhood development center, a wellness center, and an urgent healthcare center. As part of the residential portion of the building, a supportive housing component is included with service offices located on the ground floor. Residential amenities include a tenant recreation room, computer/library room, a fitness room, indoor bicycle parking, and landscaped exterior rear and roof terraces.
The building is designed as a concrete block and precast concrete plank superstructure sitting on a poured-in-place concrete pedestal base. The exterior envelope is a combination of architectural brick veneer construction with accents of aluminum composite metal paneling, along with both window-wall and punch-window glazing. High energy efficiency abounds in Van Dyke III in the form of Energy Star appliances and lighting fixtures, highly efficient heating and cooling systems, and eco-friendly interior finishes. Photovoltaic solar and solar thermal systems are also featured.
