1500, 1501 & 1510 Lexington Avenue
SLCE worked closely with the developer, community groups, the Department of City Planning, and land-use attorneys to successfully upzone this now-vibrant neighborhood flanking Lexington Avenue from underperforming density. Starting with 1501, then moving across the avenue to 1500 and up the block to 1510 Lexington Avenue, each of the buildings’ complex massings responds to the different zoning densities residing on each development lot. Each of the buildings was designed with a focus on market-rate rentals, the demand for which had moved north of 96th Street at this time and included health clubs, party and game rooms, and neighborhood-oriented retail spaces. While the first building was circumspect in its ambitions, the later buildings were more sophisticated both in design and amenities on offer as the neighborhood matured. SLCE provided full architectural design, technical, and interior design services for these projects.
