Originally designed by McKim, Mead & White as the original home of the New York Life Insurance Company, 108 Leonard was constructed in two phases, during the years 1894–1904. It is a designated New York City Landmark, and is listed on the National Register of Historic Places. The landmark designation includes the Italian Renaissance Revival-style exterior, and several interior spaces, including the main entry lobby, grand banking hall, several interior staircases, and beautifully constructed interior office spaces.

SLCE worked closely with El Ad Group, who managed the development of the project, and design firm Jeffry Beers International to assure the integrity of the building’s architecture during its conversion and restoration. The conversion includes 167 masterfully designed residential condominium units across the building’s 420,000 square feet. Amenity spaces and a private motor reception were created at the lower levels. Three vertical elevator and stair cores were created to allow the most flexible residential planning, and the upper level and roof were reconstructed using modern materials to allow full access to rooftop gardens and private exterior terraces.

Several historical interior landmarks required removal, preservation, and relocating within the conversion, and SLCE worked closely with consultants and the Landmarks Preservation Commission to ensure success in this unique endeavor.
