1880 Boston Road, located in the West Farms neighborhood in the Bronx, is one of the first buildings to be developed as an Affordable Independent Residence for Seniors (AIRS) under Zoning for Quality and Affordability (ZQA). At nine stories, the building has an area of 106,000 square feet.
Under the new zoning resolution, there is no parking requirement for AIRS buildings located within the New York City transit zone. This allowed the project to be built in its entirety, due to the fact that it is a new tower being constructed on top of an existing two-story community center. The building houses 167 senior apartments in addition to the second-floor amenities, which include a yoga room, community room, art studio, library, and a rooftop terrace.
The building was constructed using precast plank and prefabricated load-bearing exterior panels. The exterior façade is composed of brick, metal, and corrugated panels in an effort to speak to the existing base building.
